The following amenities and services are reserved exclusively for guests of Beachtown Realty. We do not provide access or services to properties booked through outside management companies or the public.

Booking, Payment, & Cancellations

• Age Requirement: Guests must be 30 years or older to rent properties in Beachtown Galveston and must provide a valid government-issued ID at check-in. The reserving adult must be present for the duration of the stay.

• Deposits: We do not accept deposits on reservations. 100% is required upon reservation. 

• Cancellation Policy:

  • +60 Days: 100.00% of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. 

  • +30 Days: 50.00% of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. 

  • -30 Days: For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Check-In & Check-Out Procedures

• Arrival: Check-In is between 3:00PM and 5:30PM. Check-ins are at our management office located at 630 Beachtown Drive. 

• Late Arrival: After 5:30PM late check-ins must make prior arrangements with Beachtown Realty (min. 24-hour prior to arrival date). 

• Departure: Check-Out is before 11:00AM. Late check-outs will be charged a minimum of 1-night's stay.

• Late Check-Outs/Early Check-Ins: During high season, we are unable to accommodate late check-outs or early check-ins, as our cleaning teams require the full allotted time to ensure a safe and clean environment for all guests. If you anticipate needing additional time, we recommend booking an additional day. For stays during the off-season, please feel free to reach out to see if an early check-in or late check-out may be possible.

Occupancy Limits, Weather, and Liability

• Occupancy: Maximum occupancy limits are strictly enforced. Hosting unapproved events, workshops, or parties for profit in our rental homes is strictly prohibited and will result in immediate eviction without a refund.

• Hold Harmless: Beachtown Galveston Rentals, alongside our property owners is held harmless from any liability for personal injury, omission, or weather-related disruptions, including rain or Gulf Coast storms.

Parking

• Please be sure to park only in designated areas. Do not park along red lines or block sidewalks when parking in driveways. If you are using street parking, please make sure your vehicle is parked in the direction of traffic flow.

• For guests staying in East Village, you are welcome to park in the fenced area between Seaside Lane and Sunset Passage marked “Permitted Cars Only.”

• No RVs, trailers, campers, or boats are permitted.

 

Pet Policy

Pets are allowed in pet-friendly units ONLY. Guests bringing a pet to these residences must pay an additional pet deposit and pet cleaning fee during the booking process.

IF A PET IS SEEN ENTERING A NON-PET-FRIENDLY HOME, GUEST WILL BE CHARGED AND/OR EVICTED.

If a pet is seen entering a non-pet friendly home the homeowner and/or CSVR has the right to immediately evict the renter with no refunds, regardless of time of day/night. There will be an automatic non-refundable penalty fee of $1,000 added to the reservation if a pet is seen. If the pet does not leave the property immediately, at the date of the violation, there will be a $300 daily charge applied to the renter until eviction. It is up to the contract signee to disperse the pet policy to all persons staying in the home. If a renters "guests" violate this policy it is assumed they are aware of the policy.

Smoking Policy

No smoking is allowed inside of Beachtown vacations homes. Evidence of smoking shall constitute eviction and additional fees for additional cleaning.

 

Golf Cart Regulations

Beachtown is a golf-cart friendly community.  Only registered and insured carts are allowed on the streets in Galveston. Golf carts are not permitted on the beach in Beachtown. ATVs, UTVs, dirt bikes and/or other vehicles which are not licensed and permitted for use on streets are strictly prohibited.  ALL drivers must be 16 years of age or older with a valid Driver’s License to operate golf carts; underaged, unlicensed, or uninsured operation of golf carts is strictly prohibited, even under adult supervision.

Beaches

The following are NOT allowed on Beachtown beaches:

• Golf Carts and Vehicles

• Glass containers

• Alcohol

• Overnight camping

• Bonfires and campfires 

• Fireworks

​

Swimming is not advised in rough waters. The undertow is strong and can be dangerous to all swimmers.

​

Dunes are protected by state law - do not walk on them, drive ATVs on them or remove any vegetation.
